With a pretty courtyard walled garden, fruiting vine, private parking and storage for bicycles, this is the perfect spot for families, groups or special occasions.

Ground Floor

The luxury accommodation, with central heating and a woodburning stove, comprises; entrance door to hall with wooden flooring, under stairs cupboard and rear entrance door. Double aspect sitting room with French doors to the garden. Woodburning stove, logs provided, reclining sofas and chairs. Flat screen television with DVD, SKY, wi-fi and CD player. Book library and games/DVDs. Off the hall bright and sunny open plan kitchen/diner and French doors to garden. Well-equipped kitchen with Smeg range cooker with gas hob and electric oven, microwave, fridge/freezer, dishwasher and washing machine; dining area with large refectory table seating eight, flat screen TV and CD player.

First Floor

Stairs from the hall lead to the landing;

Bedroom 1: bright and sunny master bedroom with Juliet balcony overlooking the garden. King size bed, with bedside tables, double fitted wardrobe, chair and dressing table. Hair-dryer and iPod docking station/DAB radio provided.

Bedroom 2: King size bed with memory foam mattress, bedside tables, double fitted wardrobe and dressing table. Hair-dryer and Sony iPod docking station/DAB radio. Newly refurbished en suite bathroom with walk in shower, WC and basin (also accessed from the passageway).

Bedroom 3: with bunk beds, chest of drawers, chair and ample storage. This room has a nautical theme and a black out blind is fitted.

Bedroom 4: With zip and link bed giving the option of a super king-size or two single beds. Bedside tables. Double fitted wardrobe and dressing table. Black out linings and separate black out blind fitted.

Family bathroom with luxury, corner bath, separate shower, heated towel rail, WC and basin.


The house is accessed via a door in the wall through to covered storage area, gravel path leading through a flowering vine arch to paved garden area with fruit tree, shrubs and border. Garden furniture, umbrella and table. Storage for bicycles in the covered entrance. Private parking for 2 cars.

Wells-next-the-Sea is a popular seaside town on the beautiful North Norfolk coast, an area of outstanding natural beauty. Wells, with its shops, restaurants and galleries is the perfect location for a holiday at any time of the year.

The long sandy beach is framed by pine woods and brightly painted beach huts, which can be rented by the day. There is also a boating lake, miniature railway to and from the beach and crabbing on the quay. The more energetic can enjoy sailing, wind-surfing and walking along the coastal path.

Further afield, Holkham, Burnham Market, the seal colonies at Blakeney and the Georgian market town of Holt are all within easy reach.


4th year this year. Weird weather associated with hurricane Ophelia – very strange light! Each year there is a treat – this year a trip on Lucy Lavers lifeboat – recommended. October 2017
